It’s Go Time: Want to Build Your New Home Next Summer? Here’s When You Need to Start

If you’re dreaming about building your new home next summer — imagining morning coffee on the deck, long hikes into the wilderness followed by leisurely dinners with friends and family — it’s not too late with SmartPads, but it is go time right now.

While most homes being built in mountain towns require 1-2 year lead times, SmartPads homes move significantly faster than traditional builds. But hitting a summer move-in still requires good timing, early decisions, and aligned steps. Winter isn’t downtime —this is when we make a summer move-in possible.

Here’s what the process really looks like, and why “go time” is officially here.

Step 1: Design & Planning (4–8 weeks)

Every SmartPads project starts with design refinement — choosing your design, confirming modifications, reviewing selections, and ensuring engineering and site needs are fully understood.

Whether you are building a fully custom home or choosing one of our proven designs, this planning phase is critical to get your new home next summer. It’s where decisions become real drawings, real specifications, and real construction plans.

Winter is the ideal time for this because:

Good planning early reduces delays later — especially once off-site construction begins.

Step 2: Permitting (4–12+ weeks)

This is where your start date matters most.

Every municipality and county has its own pace for permits. Some are smooth. Others have seasonal slowdowns that can push timelines into late spring.

Permitting is one of the few parts of the process no builder can accelerate — but starting early is the single best way to keep your summer goal intact.

Step 3: Building - Off and On-site

This is important. These are the two biggest pieces of the process, and they run in parallel with each other - and that's the magic of SmartPads!

Off-Site Construction (12–16 weeks)

Once design is finalized and permitting is underway, you get a slot on the production calendar which is when your home goes into production inside our indoor facility in Vernal, Utah. There are so many upsides to building a SmartPads home, but building in this controlled environment in parallel with the on-site work happening is the biggest reason our homes can be built more quickly and efficiently. 

This is a huge advantage over traditional construction, which often can’t even begin framing until late spring. With SmartPads, your home is being built while the ground outside is still snow-covered.

On-Site Work (12–16+ weeks)

And here’s the part most people miss: on-site work isn’t waiting around.

While your home is being constructed in a controlled indoor environment, your local team is busy preparing everything your home will need the moment it arrives. This is one of the biggest advantages of choosing a SmartPads home — the timeline compresses because major steps happen simultaneously, instead of sequentially.

All of this work is happening while your home is being built off-site. In a traditional build, these phases stretch out over months and are vulnerable to weather delays. With SmartPads, they’re aligned precisely with the factory timeline, which dramatically shortens the overall schedule.

Step 4: Set Day & Final Completion (8–12 weeks)

By the time your modules arrive, much of the site infrastructure is already complete. It’s always the most exciting day to watch the mods being craned into place, set and stitched together to build a home in one day. Keep in mind that while the set day is fast, finishing isn’t instantaneous. There’s still:
