How much does a SmartPads home cost?
SmartPads homes are made up of two main cost components: the modular home itself and the site work required to complete the project.
The modular portion typically starts around $300 per square foot, and increases based on the level of finishes and how customized the design is. This includes the design, engineering, and construction of the home in our facility.
From there, total project cost can vary significantly depending on the site. Factors like foundation type, garage, lower-level construction, access, and utilities all play a role. The most cost-efficient approach is a simple foundation on a flat site, where the modules can be set directly on top.
At the other end of the spectrum, we also build highly customized homes that include full site-built lower levels, garages, and more complex foundations, with the modules set above.

Can you design a fully custom home, or do I have to choose from existing plans?

What is the permitting process?
SmartPads handles state-level approvals required for modular construction.
Homeowners are typically responsible for local permitting, but we guide you through the process and provide the plans and documentation needed to move it forward.
What is the payment schedule?
Our payment schedule is milestone-based and tied to key phases of the project.
It typically begins with a preconstruction agreement, followed by a deposit to secure your build slot, and then progress payments during production and prior to delivery. We walk through this in detail early in the process.
How long does installation take?
Set day—when the modules are placed on the foundation—typically takes just one day. It’s a pretty unreal day to watch the trucks roll in, the cranes swing your home into place, and by the end of the day you see your home! This set day video gives a good example of how that day looks.
After that, on-site work such as connections, finishing, and exterior elements usually takes 2–3 months depending on the home and site.
What does the full timeline look like from start to finish?
The full process includes design, engineering, permitting, factory construction, and on-site completion. Timing depends on project complexity and our production schedule.
For example, we may be booking several months out before construction begins, but once in production, the build itself is relatively fast and predictable. You can get a better feel for the timeline on our Process page.
How long does it take to build a SmartPads home?
Once your home enters production, it typically takes about 3–4 months to build the modules in our facility.

Can you meet my local building department snow loads?
Yes. Our homes are engineered to meet local building requirements, including snow loads and other environmental factors.
This is a core part of building in mountain regions, and something we account for from the beginning.
Does SmartPads provide the plans?
Yes. We provide architectural, structural, and MEP plans as part of our scope.
These plans are used for both factory construction and local permitting.
What type of foundation is required?
Foundations are typically site-built and engineered specifically for your home and land.
While foundation design is not included in the base modular pricing, we can connect you with our engineering partners to keep the process aligned.
Can I set modular on a sloped lot?
Yes. Modular homes can be designed to work on sloped sites.
These projects require thoughtful foundation design and planning, but they are very common in mountain environments.
Do I need to hire a General Contractor?
In most cases, yes, you’ll need a General Contractor to handle site work, foundation, and on-site completion after the modules are set.

What are site costs?
Site costs cover what’s needed to prepare your property for construction — grading, excavation, foundation, utilities, permits, and site access. These vary widely based on terrain, location, and existing infrastructure. Site Costs range from roughly 40-60% of the total project cost

How do I secure financing?
Financing for modular homes is similar to traditional construction loans.

You should plan for foundation work, site preparation, utilities, crane, and on-site trades such as plumbing, electrical, and HVAC connections.

What does installation cost, and what does it include?
Installation, or “set day,” typically costs between $15,000–$25,000 depending on the project.
This includes placing the modules on the foundation, with additional costs for crane use and coordination as needed.
Is delivery included? What does it cost?
Delivery is not included in the base contract price.
Each module typically costs between $7,000–$10,000 to transport, depending on distance and logistics.
Does the price include delivery and installation?

Can a home really be built off-site and shipped on a truck? How does everything stay in place?
Yes—it’s a natural question, and it’s exactly what these homes are designed for. Each module is engineered specifically to be transported, with reinforced structural systems that allow it to travel safely from our facility to your site.
Inside, finishes, cabinetry, fixtures, and appliances are installed and secured prior to transport. Everything is carefully prepped, protected, and stabilized so it arrives in excellent condition.
By the time your home is set, the majority of the work is already complete—and any final adjustments are handled as part of the on-site finishing process.

How does a SmartPads home get put together on-site?
Once the modules arrive on-site, they are lifted by crane and set onto the foundation in a single day.
After that, the modules are connected, and on-site work is completed to finish the home.
Is the garage included in the home cost?
Garages are not included in the modular home cost and are usually priced separately as garages are built on-site rather than in our facility.
This is intentional as garages tend to be more efficient and cost-effective to construct on-site due to their simpler structure and how they integrate with the foundation, driveway, and site layout.
We design the garage alongside your home so it feels fully integrated, even though it’s built separately. This approach allows us to balance efficiency, cost, and design without compromising the overall look and feel of the home.
Are appliances included?
Yes base appliance packages are typically included. They are shipped in their boxes to protect them and surrounding finishes in the mod.

Do you have a model home?
We do not always have a traditional model home available, but we can often share past projects, walkthroughs, and in some cases arrange visits to completed homes.
This gives you a more realistic sense of how SmartPads homes look and feel in real settings.
