SmartPads are built in 2-3 months, however the timeline can be affected by the type of house you are buying as larger homes will take longer to build than smaller homes, the volume of home orders the building facility has received, home inspections, land preparation, and more. Paying your procurement payment will determine the build date.

Responsibilities include hiring the crane and the set crew, preparing the site, installing the foundation (and garage, if desired), managing site engineering and permitting, and administering and supervising overall onsite construction.

We do not act as the General Contractor (GC), but as the prefab home builder. You will need to work with a local GC. We can make introductions to partner GC’s where we have relationships in select markets.

Once you’ve entered a contract, your SmartPads home can be built in as little as 2-3 months. The timeline can be affected by the size of your home and/or your customizations. 

Yes, building a SmartPads home offers you the ability to choose from a curated range of high-end quality finishes to truly make the home your own.

Your General Contractor (GC) will manage all on-site work. The GC’s responsibilities include preparing the site, installing the foundation (and garage, if desired), coordinating foundation engineering, local permitting, hiring and supervising the crew that installs your SmartPads home, and managing on-site construction components.

These designs have already been approved and engineered. You select the finishes to customize your home. If you want to change the floorplans, minor modifications are often possible but may have an impact on the total cost of the home. If you are interested in a fully customized SmartPads home, we do offer a custom design-build option.

Yes! SmartPads is also a custom design-build company, and we love working one-on-one with our clients to create a mountain modern home that meets your personal lifestyle and vision. SmartPads was founded by two guys who like building cool stuff – bring your ideas and we’ll share our expertise and creativity. It’s a fun process!!

Our modules are shipped from our facility by truck and are delivered to your site. Once on site, a crane and set crew will lift the modules from the trucks and place them onto your foundation. After the modules are set in place, your GC will complete the stitching. Stitching is the process of attaching the home to the foundation and sealing the modules together with insulation, drywall, and exterior sections of siding. 

There are additional costs for shipping, setting, and stitching of the home. The homeowner or GC will contract directly with shipping and setting companies. Shipping typically ranges from $4,000-$8,000 and the setting and stitching varies depending on the scope of the build and location.

For all models that include a garage, the garage will be constructed on-site. Please note that the cost of the garage is not included in the home cost; however, it is factored into the overall cost estimate.

The type of foundation required will be determined by the soil conditions of the site. It is recommended that the homeowner contract with a soils engineer to complete a soils test for their lot. Our minimum foundation requirement is a 4-foot-tall stem wall foundation. SmartPads homes cannot be set on slab on grade foundations. 

SmartPads provides the plan set, structural design and MEP drawings for the modules. The homeowner is responsible for foundation and site/civil plans.

Our homes are all happily occupied, but we welcome tours of our production facility, and you can explore several homes here. 

Yes, we can build on sloped lots. 

SmartPads homes are permitted in the same manner as traditional site-built homes. Your local GC is responsible for local permitting and SmartPads is responsible for state permitting. State requirements stipulate that SmartPads modules are reviewed and approved before shipping. 

Snow load is one of our specialties. SmartPads homes are built to your local building department requirements.
