Are prefab homes less expensive than traditionally built homes?

How much does it cost to build a prefab home from start to finish?

Approximately half of your budget will be used for purchasing your SmartPads home. The other half will be managed by your General Contractor (GC) and will include foundation, excavation, utilities infrastructure, landscaping, driveways, retaining walls, local labor, and materials. An easily accessible, level lot with utilities nearby require the least amount of site preparation.

Can I make changes to the floor plans?

We can accommodate minor customization such as small adjustments to floor plans, cabinet layouts, garage placement, etc.

Does the price include the setting and stitching of the home?

No. There are additional costs for shipping, setting, stitching of the home.

What do you NOT do?

We do not act as the General Contractor (GC) but as the prefab home builder. You will need to work with a local GC. We can make introductions to partner GC’s where we have relationships in select markets.

What does the General Contractor do?

You will need to work with a local General Contractor (GC) to manage your project. All onsite work is completed by your local GC. Responsibilities include hiring the crane and the set crew, preparing the site, installing the foundation (and garage, if desired), managing site engineering and permitting, and administering and supervising overall onsite construction.

What are modular homes?

Modular homes are residences built in a controlled facility environment. They are constructed in sections or modules and then transported to the construction site. There, they are set on a permanent foundation and stitched together by your local General Contractor.

What energy-efficient features do you offer in your homes?

We provide energy-recovery ventilation systems (ERV’S). This is an energy efficient solution for achieving healthy, fresh air in a highly insulated home. ERV’s exhaust stale, humid air and bring in fresh outside air to keep your home fresh and healthy.

What’s the difference between a prebuilt and a traditionally built home?

Prebuilt or prefab homes are built entirely inside a climate-controlled home building facility. SmartPads homes are built in Vernal, UT to the same building code as any other site-built home. As far as banks, lenders, and appraisers are concerned, the home can be financed like any site-built home.

We build your home to the International Residential Code (IRC) or the International Building Code (IBC). These are the same building codes as site-built homes in the United States and are the highest standard. This allows you to qualify for FHA and USDA financing at low interest rates. This also lends itself to a higher resale value of your home. Also, we build specifically to local engineering building codes and local, city, and county regulations.

Can I pick my own finishes for the home?

Yes, one of the unique offerings from SmartPads is the ability to choose from a wide range of high-end quality curated finishes to truly make the home your own.

How long does it take for my SmartPads home to be built in your facility?

SmartPads homes are built efficiently and in a timely manner once you’ve entered into a contract. SmartPads are built in 2-3 months, however, the timeline can be affected by the type of house you are buying as larger homes will take longer to build than smaller homes, the volume of home orders the building facility has received, home inspections, land preparation, and more. Paying your procurement payment will determine the build date.

How do I secure financing?

We can introduce you to partner lenders. You will need to secure a construction loan. Unlike home mortgages, construction loans are interest only and short-term. You can obtain a construction-to-permanent loan (also known as a “rollover”) that starts as a construction loan and then converts to a mortgage after the home is built. Or, you can secure a construction-only loan that a lender would replace with a mortgage after the Certificate of Occupancy is issued.

Can you ship the home anywhere?

Currently, we ship our homes within the state of Colorado, but we’re happy to look at any project that makes sense in the Western United States.

How much does it cost to ship?

That depends on the home but can be anywhere from $2,000 – $6,000 per module. Please select a specific home design that you are interested in and then we can provide an estimate for shipping costs.

Are SmartPads homes considered sustainable and green?

Yes. Our homes generate about 80% less waste than standard site-built homes. SmartPads construction projects typically generate 1-2 dumpster loads as compared to 5-6 with a traditional site built. In addition, your home is built with state-of-the-art closed cell foam insulation products complimented with Energy Recovery Ventilation (ERV) systems delivering clean, fresh air into your home. Window options offer high efficiency & low U value. Because we focus on energy efficiency, your home will require less energy and natural resources to maintain and enjoy.

How can I get a discount or save money?

We offer discounts to investors or developers who buy multiple homes.

How much do the homes weigh?

Between 20,000 and 40,000 pounds, depending on the model and options.

Do you offer a warranty?

We offer a full one year warranty against manufacturers defects.

Will there be any damage to the structure during transport?

Sometimes there can be small drywall cracks above windows or large doors, but it is easily fixed after the home is set. This will all be covered by your warranty.
