STEAMBOAT SPRINGS, CO: September 12, 2019 - Home-grown Steamboat-based prefab building company, SmartPads, has sold 10 tiny homes in Hayden for $1.52million. The property, known as the Hayden Village Townhomes, closed four townhomes on July 1, 2019 and the remaining six are set to close next week. Each of the tiny prefabricated homes is 420 square foot in size plus a storage loft. With the sale coming in at $360 per square foot, this is the highest-priced sale per square foot in Hayden’s history.
“Tiny homes, like the Hayden Village Townhomes, are a great solution for developers who own a land parcel or for investors looking for a high-yield rental return in a demand-centric rental market,” said Darrin Fryer, co-owner of SmartPads LLC. “SmartPads, which also builds high-end custom prefab homes, is gaining fast traction throughout Colorado, with sales already closing in Leadville, Nathrop, Winter Park, Steamboat Springs, and now Hayden.”
“Some people seem to have generalized and preconceived notions about prefab homes being cheaper and lower in quality,” observed Fryer. “That’s an outdated view. Prefab homes come with many advantages as they can be built faster and for fewer costs than traditional builds, and they are often of a higher quality as they are built in a facility with controlled conditions. When owners consider reselling their property at a later stage, these homes will resale at a premium based on modern designs, quality construction and finishes, and energy efficiency.”
Hayden Village Townhomes was developed by Redstone LLC, which is co-owned by Darrin Fryer and Louis Nijsten. The properties are located at 280 East Washington Street and were sold by the Fryer Group at Steamboat Sotheby’s International Realty. SmartPads is co-owned by Darrin Fryer and Ryan Cox.
