The Evolution of Homebuilding in Colorado and the Mountain West
If you’ve been considering a custom prefab home in Colorado or other Mountain West towns, you may have some unanswered questions. Here at SmartPads, we want to educate and inform the community of the benefits of building a custom modular home (or prefab home) in Colorado and the West.
What Does it Mean to Build Custom Prefab?
People often assume prefab means no customization. While there are prefab home builders who only offer off the shelf options, at SmartPads we offer both the efficiency of proven designs as well as fully customized prefab homes. If you choose custom prefab Colorado we will design a home that aligns perfectly with the terrain of your lot, the view corridors, and how you want to move through your home. But, now to clear up some differences in terminology, because we tend to interchange the terms custom prefab and custom modular. Also while we're based in Colorado, we deliver all over the Mountain West!

What Are the Differences between Prefab Homes and Modular Homes?
Many people wonder about the difference between prefab homes and modular homes. They are essentially the same thing.Prefab homes and modular homes are built off-site in modules (or sections) and delivered to the home site to be assembled onsite. The advantages of off-site building are all about efficiency and quality. Building in a weather controlled indoor facility allows for us to build no matter what the weather is like outside. The materials are protected and we can build in a shorter period of time. Also, homes designed to be transported are built to the highest engineering standards, so your home won't even bat an eyelash at a three-wire-winter.
Where does SmartPads build?
While SmartPads headquarters are based in Steamboat Springs, Colorado, our homes are built in our production facility in Vernal, Utah. We ship homes all around the Mountain West. While the majority of our custom prefab homes have been built in Colorado, we ship homes to Arizona, Idaho, Montana, Utah, and Wyoming.

What Type of Customization is Available?
At SmartPads, we can build homes as small as 400 SQ/FT and well over 4000 SQ/FT that are 3 levels in height. We accomplish this by configuring the home to be built in modules that come together to form 1 larger structure and set onto your foundation. We can adjust existing plans, create a custom design, or offer pre-designed plans. Pricing varies based on customization.
What Type of Finishes are in SmartPads Homes?
SmartPads customers choose finishes to match their individual style based on our curated selection, and we have expert designers to help with the process and offer suggestions. As far as exterior finish materials, we typically use a range of exterior metal finishes, with combinations of tight-knot cedar, hardy plant, and other pre-engineered siding selections. On the interior, we allow customers to choose from an array of highly curated finishes, all luxurious and stylish. Examples include granite or quartz countertops, hardwood floors, expansive window sets, and high-end appliances. For insulation, we use closed-cell foam insulation on the walls and ceiling to ensure the insulation values are efficient and lower your energy bills.
What Type of Site Can a Custom Modular Home be Built On?
Smartpads can build your custom modular home on a variety of lots. We’ve built homes on graded lots with walk-out basements, homes on a flat lot with a crawlspace foundation, and everything in between. As long as the lot can be accessed via semi-truck, we can deliver our homes to the site! Check out this blog post about choosing a lot. There are a lot of good tips to help you find the right lot for your custom modular home.
