Larger SmartPads models start at $255 – $275 SQ/FT and can range in price based on size, finish materials, and design. The on-site portion of the job is completed by a local General Contractor who oversees the completion of foundation, excavation, utility hookups, landscaping, and finishing any remaining items in the home after delivery. We advise clients to set aside 50% of the overall budget (excluding land) to account for on-site costs.

Yes, most counties allow modular construction, however, some neighborhoods have HOA’s that do not. When looking at land to purchase, we encourage that you talk to a local realtor to determine whether or not the specific neighborhood will allow SmartPads homes.
