When the home is delivered, it is 95% complete, including countertops, cabinets, wiring, paint, insulation, and flooring. This limits the need for extended on-site work after delivery.

The on-site portion of the job is completed by a local General Contractor who oversees the completion of foundation, excavation, utility hookups, landscaping, and finishing any remaining items in the home after delivery. We advise clients to set aside 50% of the overall budget (excluding land) to account for on-site costs.

Yes. SmartPads is a custom, luxury, prefab company, providing the option to choose pre-designed plans, modify existing plans, and have the SmartPads team create a custom plan.

As a custom builder, SmartPads allows customers to choose materials for their homes. Typically, the exterior is a mix of cedar and metal siding, with the inside featuring closed-cell foam insulation, granite or quartz countertops, hardwood or LVP flooring, & large window sets.

It is easy to finance a SmartPads home by acquiring a general construction loan at your lender of choice.

Yes, most counties allow modular construction, however, some neighborhoods have HOA’s that do not. When looking at land to purchase, we encourage that you talk to a local realtor to determine whether or not the specific neighborhood will allow SmartPads homes.
