1. FIND A SITE TO BUILD ON
We can set your SmartPads home almost anywhere you would situate a site built home, whether you
want to live close to town or off-the-grid. Keep in mind, topography is an important factor in considering
any construction project. Typically, flat lots result in lower infrastructure costs.
2. CHOOSE YOUR DESIGN & FINISHES
SmartPad’s designs are a fusion of luxury and function. Open floorplans, tall ceilings, and luxury curated
finishes culminate to a highly desirable mountain-contemporary aesthetic.
3. SELECT A GENERAL CONTRACTOR
You will need to work with a local general contractor (GC) to manage your project. All onsite work is
completed by your local GC. Responsibilities include hiring the crane and the set crew, preparing the
site, installing the foundation (and garage, if desired), managing site engineering and permitting, and
administering and supervising overall onsite construction.
4. DETERMINE OVERALL BUDGET
Approximately half of your budget will be used for purchasing your SmartPads home. The other half
(roughly) will be the cost for onsite work.
5. SECURE FINANCING
You will need to secure a construction loan. We can help you to identify the right loan product and
introduce you to partner lenders. Your prefab home is on equal lending terms with a site-built home.
6. COMPLETE FOUNDATION AND SITE WORK
Depending on your land parcel, site work can be extensive. Your GC will select and manage bids to have
the site cleared and prepared so the foundation can be poured.
7. DELIVER AND SETTING OF THE HOME
This is one of the most exciting parts of the process when you get to see your own home being delivered
and set on your foundation… all in one day!
8. MOVE IN AND MAKE IT YOUR OWN!
With a SmartPads home, moving day will come faster than a site-built home, and you’ll have more cash
left over to make it your own.
