SmartPads recently completed a brand new, “custom modular” home in Steamboat Springs, CO in just 3 months from the first shovel to move in by the new owners. Considering most custom homes take at least 12+ months, this achievement underscores the value of building modular. The Fairview, which would be considered a mountain modern design, is made for Colorado ski towns and offers 3 bedrooms, 2.5 bathrooms, plus an additional study. Clocking in at 2,228 SQ/FT, this “custom prefab” home features a floor plan to take advantage of views from the upper level which includes the kitchen and living areas. The home can be delivered to any other Colorado location including Aspen, Vail, Breckenridge, Summit ski areas and all the way to Crested Butte and all towns in between for the same/similar build times at the cost of approximately $185 – $200 SQ/FT for a home that comes nearly 95% complete.
How does SmartPads build homes so quickly?
Because SmartPads is a prefab building company, this allows the majority of construction to take place at our controlled facility, where we can build a home in as little as 2 months. In an ideal timeline, the General Contractor is simultaneously completing the needed site work (foundation, excavation, utilities, etc). Once the home is delivered, it’s just a matter of 3 – 6 weeks (depending on local contractors’ execution) before the owners are able to move into their brand new home.
What are the cost savings?
SmartPads clients, such as the owners of the Fairview, can move into their new home in as little as 3 months – saving of time equal saving of money. Compared to a site-built home that has lengthy build time, additional contractor fees, high contingencies, weather delays, etc. the modular approach saves at least 9 months which converts into massive savings of items such as displacement costs (The costs of your rent or mortgage payments while your waiting for your home to be ready), substantial interests costs and your time and reduced customer stress. SmartPads sells homes at a fixed cost, meaning the home cost (which typically accounts for 50-60% of the overall budget) will not change once a contract is executed. The site work is always a variable, as it is completed by a local General Contractor. SmartPads limits the contingency risk and on-site costs by completing homes up to 95% before delivery, minimizing on-site work, and streamlining the process of finishing the remaining items after delivery.
