SmartPads Prefab Homes Gain Traction

STEAMBOAT SPRINGS, CO: August 27, 2019 –  Home-grown, Steamboat-based building company, SmartPads, surpasses all expectations on price and quality of prefab homes with its sale of a single-family home in the new Sunlight subdivision for $874,000. Steamboat’s most recent single-family subdivision has seen 13 sales spanning over the last 15 months. The SmartPads prefab home sold for $461 per square foot, which is the second highest sale on a price per square foot and actual sales price basis for the subdivision. The home is located at 1513 Sunset Way and was sold by the Fryer Group at Steamboat Sotheby’s International Realty.

“A lot of people have preconceived notions about prefab homes, but this sale reinforces the fact that consumers today are on their way to being well-informed about the advantages of prefab homes which are built in a facility with controlled conditions,” said Ryan Cox, co-owner of SmartPads LLC. “These homes are built more efficiently which means shorter build times and reduced cost variability. Our prefab homes are sold at a fixed cost, and we’ve found that when our clients partner with the right local General Contractor there are real savings for the owner. On the back end, these homes can resale at a premium based on modern design aesthetics, quality construction and finishes, and energy efficiency, making them a great investment opportunity as well.”

“This 3-bedroom, 3-bathroom single-family home design, known as The Shasta, is the optimal convergence of modern luxury design and indoor/outdoor living,” commented Cox. “With multiple decks, including a generous roof top deck off the master bedroom, this design is the perfect fit for those who like to move freely from the indoors to the outside.”

“The efficiency we deliver with our prefab models translates to savings in time, energy, and money which are all passed back to the home-owner,” noted Cox. “It’s a streamlined process with less bank interest, less rent to pay while you’re waiting, no engineering and architectural fees, and limited contingencies.  Most of our homes take only three to six months to build compared to 12+ months for custom builds.”

SmartPads Sells NW Colorado’s First Tiny Home Development in Hayden

Highest Priced Sale Per Square Foot in Hayden’s History

STEAMBOAT SPRINGS, CO: September 12, 2019 – Home-grown Steamboat-based prefab building company, SmartPads, has sold 10 tiny homes in Hayden for $1.52million. The property, known as the Hayden Village Townhomes, closed four townhomes on July 1, 2019 and the remaining six are set to close next week. Each of the tiny prefabricated homes is 420 square foot in size plus a storage loft. With the sale coming in at $360 per square foot, this is the highest-priced sale per square foot in Hayden’s history.

“Tiny homes, like the Hayden Village Townhomes, are a great solution for developers who own a land parcel or for investors looking for a high-yield rental return in a demand-centric rental market,” said Darrin Fryer, co-owner of SmartPads LLC. “SmartPads, which also builds high-end custom prefab homes, is gaining fast traction throughout Colorado, with sales already closing in Leadville, Nathrop, Winter Park, Steamboat Springs, and now Hayden.”

“Some people seem to have generalized and preconceived notions about prefab homes being cheaper and lower in quality,” observed Fryer. “That’s an outdated view. Prefab homes come with many advantages as they can be built faster and for fewer costs than traditional builds, and they are often of a higher quality as they are built in a facility with controlled conditions. When owners consider reselling their property at a later stage, these homes will resale at a premium based on modern designs, quality construction and finishes, and energy efficiency.”

Hayden Village Townhomes was developed by Redstone LLC, which is co-owned by Darin Fryer and Louis Nijsten. The properties are located at 280 East Washington Street and were sold by the Fryer Group at Steamboat Sotheby’s International Realty. SmartPads is co-owned by Darrin Fryer and Ryan Cox.

SmartPads Prefab Homes Gain Traction Throughout Colorado

STEAMBOAT SPRINGS, CO: October 29, 2019 – Home-grown Steamboat-based prefab building company, SmartPads LLC, is gaining fast traction throughout Colorado since opening for business in 2018, with sales closing in Leadville, Nathrop, Winter Park, Steamboat Springs, and Hayden. The sales in Steamboat Springs, Hayden, and Leadville set new records for prices per square foot in those markets. SmartPads has found a unique opportunity in presenting homeowners with a more affordable building option that also resells at a premium.

Since starting in 2018, SmartPads is surpassing all expectations on price and quality of prefab homes as demonstrated with recent sales:

  • Earlier this month, a 2 bedroom/2 bathroom SmartPads home sold in Leadville for $279,000, which was the highest price per square foot on record in the city limits for new construction sales.
  • In September, a developer sold 10 tiny SmartPads homes (1 bedroom/1 bathroom) in Hayden for $1.52 million. The property, known as the Hayden Village Townhomes, sold at $360 per square foot, which is the highest-priced sale per square foot in Hayden’s history.
  • In August, a single-family 3 bedroom/3 bathroom SmartPads home in the new Sunlight subdivision of Steamboat Springs sold for $874,000. The house sold for $461 per square foot, which is the second-highest sale on a price per square foot and actual sales price basis for the subdivision.

“There’s a long-held preconception by home buyers and real estate brokers that prefab or prebuilt homes sell for less and are lower quality,” said Darrin Fryer, Co-owner of SmartPads. “Recent sales of SmartPads homes demonstrate that this view is no longer current. With modern designs, quality construction and finishes, and energy efficiency, these homes are outperforming traditionally built homes. On the back end, SmartPads homes resell at a premium which makes them a great investment opportunity as well.”

“The SmartPads prefab homes are built more efficiently which means shorter build times and reduced cost variability,” said Ryan Cox, Co-owner of SmartPads. “We sell at a fixed cost, and we’ve found that when our clients partner with the right local General Contractor, there are real-time and cost savings for the owner. There is no contingency required on their biggest line item – the SmartPads home – which is a breath of fresh air for those involved in the home building process.”

“Tiny homes, like the Hayden Village Townhomes, are a great solution for developers who own a land parcel or for investors looking for a high-yield rental return in a demand-centric rental market,” said Fryer. “SmartPads, which also builds high-end custom prefab homes, is gaining fast traction throughout Colorado. In addition to the sales already closed in Leadville, Nathrop, Winter Park, Steamboat Springs, and Hayden, we are in robust discussions in Fraser, Eagle, and Avon.”

The SmartPads homes listed above were sold by the Fryer Group from Steamboat Sotheby’s International Realty. SmartPads is co-owned by Darrin Fryer and Ryan Cox.

SmartPads LLC Launches in Response to Routt County’s Housing Crunch

Pre-Built Homes Provide Cost-Effective Building Alternative

Steamboat Springs, CO, August 9, 2018: SmartPads LLC, which provides efficient, more affordable prebuilt home solutions, has launched in Steamboat Springs in response to rising rents and the lack of affordable housing in Routt County. The company was founded by two broker associates with Steamboat Sotheby’s International Realty – Darrin Fryer and Ryan Cox – who are passionate about creating cost-effective building alternatives that are more affordable and environmentally efficient than traditional stick-build options.

Fryer and Cox have hit a niche in the local market and have already secured sizeable opportunities, including:

  • A 10 unit development (583 square feet each – 1 bedroom + loft; listed at $168,000 each) in Hayden, which is co-owned by Fryer and Louis Nijsten – see Hayden Village Townhomes
  • A development of three homesites (~2,000 square feet) in Sunlight subdivision (co-owned by Cox and Fryer)
  • A 1,000 square foot residential home in Hayden for a client
  • A 2,500 square foot residential home in Sunlight subdivision for a client

“We launched the company in February and have already secured 15 opportunities in Steamboat Springs and Hayden, which tells us that we have a housing the solution that is of need in the Routt County market,” said Ryan Cox, Co-Founder of SmartPads LLC. “The flexibility and efficiency provided by the prebuilt models means that savings in time and money are passed back to the home-owner. Most of our homes only take three to four months to build compared to 12 months for traditional builds. However, the high price of land in this community continues to be a barrier to entry for many.”

“There’s extreme scarcity in entry-level home opportunities in Routt County and our goal is to move towards closing some of this market gap,” said Darrin Fryer, Co-Founder of SmartPads LLC. “SmartPads provides a high-quality, modestly priced option for buyers looking to get into this market, with savings up to $100 per square foot and no skimping on first-rate finishes. We have relationships with many lenders who can offer no money down for the Hayden townhomes and for other new construction they can offer as low as 10% down for single family homes.

“The bigger opportunity here in Steamboat to address the housing crunch is for us to find a land owner with the ability to develop multiple lots at one time,” said Fryer. “This way the savings from building volume and bulk buying can be passed back to locals and significantly reduce the building costs, providing the community with a more affordable, quality home solution.”
